Pre-Sale Garden Presentation in Cairns
Planned backwards from your photography date
Presenting a garden before a sale in Cairns is a scheduling problem more than a gardening one. You cannot simply water a lawn green in the fortnight before photos: permanent water conservation measures limit sprinklers to alternate days by house number, with none on Mondays and only between 5am and 9am and 5pm and 9pm. Meanwhile the wet season pushes growth hard enough that a yard finished too early has already grown out by the open home. Trisim works the yard back from the photography date, quoted before starting.

Pre-sale yard and garden presentation across Cairns, timed around listing photography and open homes rather than around a maintenance round.
Why Trisim Property Maintenance for pre-sale garden presentation
Done right the first time.
The mistake vendors make with a Cairns garden is not neglect. It is doing the work at the wrong time.
Two local constraints set the timing, and neither applies the same way in a southern capital.
The first is water. Cairns operates permanent water conservation measures, and they are specific. Sprinklers cannot be used on Mondays at all. Odd-numbered houses may run them Tuesday, Thursday and Saturday; even-numbered houses Wednesday, Friday and Sunday. In both cases only between 5am and 9am and between 5pm and 9pm. Hand-held hoses with a trigger nozzle, watering cans and buckets can be used at any time. Which means the standard advice to water a tired lawn heavily for a fortnight before listing is not available here in the form people expect. You get three mornings and three evenings a week on a sprinkler, or you stand there with a trigger hose. Greening a lawn on demand is not a lever a Cairns vendor has.
The second is growth. The region averages 2,025.5mm of rain a year, and January, February and March each bring more than 400mm across roughly sixteen rain days, with a January mean maximum of 31.5C. That combination moves a lawn quickly. A yard cut and tidied three weeks before photography will not look like the photographs by the time buyers walk through it, and if the campaign runs across four weekends the garden has to hold up for all of them, not just the shoot.
Put those together and pre-sale presentation becomes a sequence rather than a single visit. The slow work goes first: beds cleared and mulched, edges cut in, hard surfaces washed. Queensland waterwise guidance is useful here because mulch does more than look finished, it reduces evaporation and run-off, limits weed growth and protects roots from heat, all of which help a bed hold its appearance through a campaign. Then the fast work goes last: the mow, the final edge, the tidy, as close to the shoot as the diary allows.
If you are selling a tenanted property the sequence gains a complication, because the RTA notes that the tenant is generally responsible for yard work such as mowing, edging and weeding, though this should be specified in the tenancy agreement, and a tenant cannot be required to use a particular maintenance company. Presentation work at a tenanted property is a conversation, not an instruction.
How we look after your place

The lawn looked good in the photos and tired by the first open home
The yard was finished too far ahead. Cairns takes more than 400mm of rain a month across roughly sixteen rain days through January, February and March, and growth follows.
Buyers compare the listing photographs to what they are standing in, and the gap reads as neglect.
We schedule the finishing work close to the shoot and can return through the campaign rather than treating it as one visit.

You cannot water the lawn green before listing
Cairns permanent water conservation measures allow sprinklers only on alternate days by house number, never on Mondays, and only between 5am and 9am and 5pm and 9pm.
The standard pre-sale advice assumes unrestricted watering. Following it here either fails or breaches the measures.
We work on mowing height, edge definition and bed presentation instead, which are the levers that are actually available under the rules.

The beds look thin and patchy in photographs
Bare soil photographs badly, and wet season rain strips and compacts unmulched beds.
Garden beds frame the front of a house in almost every listing image.
We mulch to the depth the product calls for, more than 5cm for chunky material and around 2cm for fine, kept clear of stems, choosing from four products including a decorative Red Cypress finish for beds that are seen from the street.

The driveway and paths drag the whole frontage down
Tropical humidity puts algae and mould onto concrete faster than most owners notice, because it happens gradually.
A stained driveway is often the largest single surface in a street-view photograph.
Pressure washing driveways and concrete is documented Trisim work, and concrete edging with pebbles sits alongside it.

The property has been vacant and the yard has gone
Empty properties stop getting maintained, and a season of Cairns growth is a lot of growth.
You cannot photograph it, and every week of delay is a week off the campaign.
Overgrown clearing is work Trisim already does. One posted job ran eight hours and produced many tarp loads of grass, and it is quoted before it starts.
The work that keeps a Cairns property looking its best

Pre-Photography Yard Preparation
Beds, edges and hard surfaces done first, the mow and final tidy timed close to the shoot so the yard peaks when the camera arrives.

Garden Bed Presentation
Mulched to the depth the product needs and kept clear of stems, with a decorative Red Cypress finish available for beds seen from the street.

Hard Surface Cleaning
Driveways, paths and patios washed back. Documented work in Trisim's job posts.

Campaign Maintenance
Returning through the campaign so the garden holds up across every open home, not just the first.
A Cairns team you can trust with the keys
Trisim Property Maintenance is a veteran-owned family business run by Trina and Simon with a team of five to ten, working across Cairns since 2021 under ABN 24 306 689 336, insured for public liability and police-checked. For pre-sale work that usually matters because the property is empty, or because the vendor has already moved and is coordinating from elsewhere. The business runs from Parramatta Park and travels to the property, working for vendors preparing to sell, real estate agents, property managers, landlords and tenants. Work is quoted before it begins, which matters on a campaign budget where presentation competes with styling, photography and marketing spend. Hours are Monday to Friday, 9:00am to 5:00pm.
Common questions from Cairns residents
Split it. The slow work, beds, mulching, edges and hard surfaces, can go in two to three weeks ahead. The fast work, the mow and final tidy, wants to be as close to the shoot as possible. Cairns takes more than 400mm of rain a month across roughly sixteen rain days through the wet season, so a lawn finished three weeks out will not match its own photographs by the first open home.
Not the way that advice assumes. Cairns permanent water conservation measures allow sprinklers only on alternate days by house number, odd-numbered houses Tuesday, Thursday and Saturday and even-numbered Wednesday, Friday and Sunday, never on Mondays, and only between 5am and 9am and 5pm and 9pm. Hand-held trigger hoses, watering cans and buckets can be used any time. Mowing height, edge definition and bed presentation are the levers that are actually available.
Usually the surfaces rather than the plants. A driveway is often the largest single area in a street-view image, and tropical humidity puts algae and mould onto concrete steadily enough that owners stop seeing it. Pressure washing driveways and concrete is documented Trisim work. After that, defined edges and mulched beds, because mulch reduces evaporation and run-off and limits weed growth, so the beds hold their look across the campaign.
Yes, but it needs agreement rather than instruction. The RTA notes that the tenant is generally responsible for yard work such as mowing, edging and weeding, though this should be specified in the tenancy agreement, and that a tenant cannot be required to enter into a maintenance contract with a particular company. In practice presentation work at a tenanted property is arranged with the tenant and the agent together, and we work to whatever access is agreed.
We will not put a number on it, and you should be wary of anyone who does. The percentage figures circulating online come from marketing content and overseas research, not from verified Australian or Cairns data, so we have deliberately left them out. What is defensible is narrower and still useful: the garden and the frontage are what buyers see first in the listing images and on arrival, and in this climate they degrade visibly between the shoot and the open home unless the timing is planned.
Usually yes, it is just a larger first visit. Overgrown clearing is work Trisim already takes on: one posted job ran eight hours and produced many tarp loads of grass. The point is to get it quoted before anyone starts so you can weigh the cost against the campaign timeline. Once it is back, holding it through the campaign is straightforward.
