Lawn Mowing in Clifton Beach
A fixed fortnightly round for Clifton Beach owners who have stopped doing the yard themselves, quoted after somebody has seen the lawn.
Cairns Regional Council's master plan describes Clifton Beach as a suburban beach for the people who live behind it, with the sea glimpsed through a heavily vegetated foreshore from the esplanade road rather than seen across open lawn. Behind that strip are the yards; in front, a beach Council records as having lost dunes to persistent shoreline recession, with a 550 metre rock seawall built at its southern end. Trisim mows those yards on a standing round: the same day every fortnight, the work guaranteed, only the quoted work. Somebody looks at the lawn before a figure is given, and each visit is the cut, the edges, the line trim and a blow down of the paths and driveway. Send the address through.

At the 2021 Census Clifton Beach had 3,192 residents in 1,274 occupied private dwellings, 2.3 people to a home, and a median age of 48 against 39 for the Cairns local government area and 38 for Queensland. More than half of its families, 51.5%, were couples without children at home against 39.7% for Cairns, one couple family in four had both partners not working, and every five-year age band from 45 to 79 sat above the Queensland share. A third of its homes, 34.4%, were owned outright against 26.4% for Cairns, while the rented share of 34.9% sat in line with the Cairns figure of 35.0%. Two thirds of its occupied homes were separate houses, a fifth were flats, and nearly a quarter of dwellings had two bedrooms. That is who this page is for: the established owner in their fifties, sixties or seventies, often a couple who has paid the house off, in a house or unit on the reef-named streets, with a secondary stream of rented and part-time-occupied properties looked after by agents and landlords at the Cairns average. Council's street register supplies the recognition points: the streets take their names from reefs of the Great Barrier Reef, Arlington Esplanade for Arlington Reef and Upolu Esplanade for Upolu Reef, Guide Street is named for the Girl Guide camping ground on it, Betty Gibson Park for the family who established one of the first fruit farms in the area, and the suburb itself was named in May 1959.
Why lawn mowing matters in Clifton Beach
Done right the first time.
This coast is managed rather than left alone. Cairns Regional Council's Our Cairns Coast sheet for this stretch of shoreline, still marked as draft mapping for consultation, records that Clifton Beach has experienced persistent shoreline recession resulting in a loss of dunes, and that a 550 metre rock seawall and beach nourishment works have already been undertaken to reduce further impacts from coastal hazards. The same sheet lists pathways to 2100, among them dune maintenance seaward of Arlington Esplanade, keeping the existing seawall at the southern end of the beach and the foreshore retaining wall at Deadmans Gully Park, and allowing the foreshore to erode where no critical public asset sits; these are consultation options, not committed works. For an owner on Arlington Esplanade, the beach, the seawall and the foreshore parks are public assets in Council's plan, not part of anyone's yard.
Orientation runs from that southern corner. The rock seawall and Deadmans Gully Park sit at the southern end of Arlington Esplanade, where Council's dog off-leash schedule describes the beach running to the creek dividing Kewarra Beach. Charles Todd Park on Rudder Street and Evergreen Reserve on the western side of the Captain Cook Highway orient the rest. Council's 2014 precinct sheet describes the ground as dominantly fine grained sands and clays, exposed to strong coastal influences with prevailing south-easterly winds during the winter months. Inland, seven registered reserves mark the streets that back onto council bushland: natural areas at Eden Court, Gibson Close, Hope Street, St Crispin Street and Triton Street, and cultural reserves at Tobias Close and Thrush Terrace. Background sources have the suburb running from the esplanade across the highway toward the range, with Kewarra Beach across the creek to the south and Palm Cove to the north.
The customer in the middle of all that has made one decision: to stop doing the yard, or to be away from it for part of the year. What that owner wants is a mower who turns up the same day every fortnight, someone who looks at the yard before giving a figure, and a frontage kept tidy without being asked, which in Cairns has a legal edge: under Local Law No. 3 an authorised person who finds an allotment overgrown enough to seriously affect its visual amenity, or likely to attract or harbour reptiles, may give the owner or occupier a compliance notice. Trisim's answer is a standing round with a defined visit, the cut, the edges, the line trim and a blow down of the paths and driveway, the work guaranteed and only the quoted work done.
How we look after your place

Handing the mowing over after years of doing it yourself
At the 2021 Census 51.5% of Clifton Beach families were couples without children at home against 39.7% for Cairns, one couple family in four had both partners not working, and every five-year age band from 45 to 79 sat above the Queensland share. The median age was 48 against 39 for Cairns, at 2.3 people to a home, and 34.4% of homes were owned outright against 26.4%.
A yard one person has cut for years does not get harder overnight; the question arrives quietly, as whether this is still how the fortnight should go. Whatever replaces the habit has to be as dependable as the habit was, or the owner ends up back behind the mower.
Trisim's promise is a named day: turn up the same day every fortnight, guarantee the work, and only do quoted work. The visit is defined before it starts, the cut, the edges, the line trim and a blow down of the paths and driveway, so nothing about the yard depends on the owner remembering to ask.

A frontage that stays kept through the months the house is empty
On Census night in 2021, 263 Clifton Beach dwellings, 17.1%, were unoccupied against 9.6% across the Cairns local government area. The ABS records nothing about why a home was empty on the night, so the figure says only that many homes here appear to stand empty for part of the year.
A yard cut only when somebody happens to be home shows, from the street, how long the house has been empty. For an owner who is away for part of the year, the frontage has to hold without a phone call from a neighbour prompting it.
The round runs on its day whether or not anyone is home, because the promise is the same day every fortnight and only the quoted work. The people coming through the gate are a police-checked team covered by public liability insurance, and the visit ends with a blow down of the paths and driveway, so what the street sees is a finished frontage.
Fine sand underfoot and a south-easterly through the dry months
Council's precinct sheet for Clifton Beach records the ground as dominantly fine grained sands and clays and the microclimate as exposed to strong coastal influences, with prevailing south-easterly winds through the winter months. At the Bureau of Meteorology's Cairns Aero station, July averages 33.2mm of rain, August 26.5mm and September 34.1mm, with about five rain days a month.
Those are the months when the cut is lighter and the temptation is to let a visit go, and they are also the months when whatever the soil holds between rain days is what the lawn has, on ground Council itself describes as fine sand.
Trisim mulch mows: the clippings are cut fine and returned to the root zone, where they act as a free natural fertiliser and help the soil retain moisture, and there is no clipping removal cost. The dry-season visit stays on its fortnightly day rather than being dropped because the grass looks short.

The three months a fortnight cannot slip
The Bureau of Meteorology's Cairns Aero station averages 404.8mm of rain in January, 437.5mm in February and 422.1mm in March, with roughly sixteen rain days at or above 1mm in each of those months, a January mean maximum of 31.5C and 9am humidity between 75% and 78%. The station is at the airport, so these are Cairns figures rather than Clifton Beach ones.
Rain on roughly every second day leaves an owner who still does the yard waiting on a dry weekend that may not come, and a mower who fits the street in when it suits them is worth least in exactly those weeks.
The fixed fortnight is the schedule, not a target: the same day every fortnight, held through the wet as through the dry. Because the lawn is mulch mowed, the wet-season cut adds no clipping removal cost to the visit.

What stands behind the work once someone else is doing the yard
Handing a yard over means trusting a promise you cannot check from the driveway. Trisim states its promise in three parts: turn up the same day every fortnight, guarantee the work, and only do quoted work so there are no surprises. Under the Australian Consumer Law, services must be provided with due care and skill, be fit for any purpose the customer has made known, and be supplied within a reasonable time, whether or not the business says so.
An owner who has kept a yard to their own standard for years is handing over the standard as much as the work, and a promise means something only if there is something behind it when the work falls short.
The work is guaranteed and only the quoted work is done; the consumer guarantees of due care and skill, fitness for purpose and reasonable time apply to a mowing service in law, whichever business does it. The team doing it is police-checked and covered by public liability insurance, part of a veteran-owned family business run by Trina and Simon since 2021.
The work that keeps a Cairns property looking its best

Fortnightly Lawn Mowing
A standing round on a fixed fortnightly day: the cut, the edges, the line trim and a blow down of the paths and driveway.
The cut is a mulch mow, clippings cut fine and returned to the root zone rather than carted off, on the same day every fortnight with only the quoted work done, and every visit finishes with the edges, the line trim and the blow down. The same round is open to agents and landlords looking after the rented share of Clifton Beach homes, 34.9% at the 2021 Census, in line with the Cairns figure of 35.0%.

Green Waste Removal
Clippings, prunings and clearing waste taken off the property.
All of Cairns Regional Council sits inside the electric ant biosecurity zone, where moving garden waste, garden mulch, turf, soil or anything that has been in contact with the ground off a property needs a biosecurity instrument permit unless it is going to a waste facility that accepts electric ant carriers, and everyone must take all reasonable steps not to spread the ant. Mulch mowing keeps the lawn's clippings on the property in the first place. Where a yard has been let go, the business has posted a clearing job that ran eight hours and filled many tarp loads, a business-wide post rather than a Clifton Beach one.

Garden Mulching
Four mulches supplied for garden beds: Aussie Bush, Premium Red Cypress, Tea Tree and Caribbean Pine Bark.
The four mulches Trisim supplies are Aussie Bush, made from recycled green waste, Premium Red Cypress, which repels termites, Tea Tree, which is seasonal, and Caribbean Pine Bark, which breaks down slowly and blocks weeds. On ground Council describes as fine grained sands and clays, a bed under mulch is the part of the garden a fortnightly mow does not reach, and the choice between them is made at the property rather than assumed for the suburb.

High Pressure Cleaning
Driveways, paths and concrete surfaces washed back.
Pressure washing of driveways and concrete surfaces is work Trisim posts on its own channels, alongside a concrete edging job finished with pebbles; the posts are business-wide and none is a Clifton Beach job. It is the natural companion to a fortnightly round that already ends with a blow down of the paths and driveway.
A Cairns team you can trust with the keys
What can be checked about Trisim is set out here in place of the review quotes this page does not carry. The business is veteran-owned and family-run by Trina and Simon, has operated since 2021, employs a team of five to ten, trades under ABN 24 306 689 336, carries public liability insurance and puts a police-checked team on the job. Its published promise has three parts: turn up the same day every fortnight, guarantee the work, and do only quoted work so there are no surprises. A quote is produced after somebody has attended the property, not over the phone, and the visit it describes is the cut, the edges, the line trim and a blow down of the paths and driveway. Lawns are mulch mowed, with clippings cut fine and returned to the root zone as a free natural fertiliser that helps the soil hold moisture, and no clipping removal cost. The jobs Trisim posts on its own channels, an eight-hour grass clearing and pressure-washed driveways among them, show the work but are business-wide posts rather than Clifton Beach ones.
Common questions from Cairns residents
It starts with a look at the yard. Somebody from Trisim attends the property to quote before work begins, rather than pricing the job over the phone. The quote sets out the visit, which is the cut, the edges, the line trim and a blow down of the paths and driveway. From there the round runs on a fixed day, the same day every fortnight, with the work guaranteed and only the quoted work done. After that the day is fixed, not booked each time.
Council's. The natural areas at Eden Court, Gibson Close, Hope Street, St Crispin Street and Triton Street, and the cultural reserves at Tobias Close and Thrush Terrace, are on Council's own reserve schedule. Under Part 7 of Local Law No. 11, clearing or damaging vegetation in a council-controlled area is a prescribed activity that needs a permit. Where one of those reserves runs behind a yard, Trisim's quoted work ends at the property boundary; if the reserve is overgrown, Trisim notifies Council and does not cut it.
It gets cut. Trisim works graded and terraced blocks, including hand-trimming batters and embankments, rather than declining sloped properties. That is a statement about the business as a whole, not about any particular Clifton Beach street, which is why the ground is looked at first: somebody attends the property to quote rather than pricing it over the phone. Point out the slope during that visit and it becomes part of the quoted work.
Yes, where the lawn is yours. A fifth of Clifton Beach's occupied homes, 21.5%, are flats or apartments, and nearly a quarter of all dwellings, 23.8%, have two bedrooms, so a small private lawn is an ordinary job here rather than an odd one. The visit is the same as for a house, the cut, the edges, the line trim and a blow down of the paths, on the same fortnightly day. Common ground shared with other owners is a different question; ask us.
Yes. Both sides of the highway are on the fortnightly round, and the same-day promise applies on each. Council's registers put Evergreen Reserve on the western side of the Captain Cook Highway and Charles Todd Park on Rudder Street, with the beach south of Arlington Esplanade running to the creek that divides Kewarra Beach. Background sources describe the suburb as running from the esplanade across the highway toward the range.
Trisim Property Maintenance is a veteran-owned family business run by Trina and Simon, with a team of five to ten, operating since 2021 under ABN 24 306 689 336, covered by public liability insurance and police-checked. It is a Cairns business based in Parramatta Park, working as a mobile service-area business without a shopfront, and Clifton Beach is one of the suburbs it covers. The promise it publishes is the same day every fortnight, the work guaranteed, and only the quoted work.
