Lawn Mowing in Westcourt

Fortnightly mowing for the townhouse strips, duplexes and house yards on the streets behind Cazalys Stadium.

Cazalys Stadium fronts Mulgrave Road in Westcourt, and the suburb is the grid of streets behind it, running back to the Manunda boundary. Council calls Mulgrave Road the main road into Cairns, and its 2012 flood record puts Moody Creek's overflows around Dillon, Tills and McCoombe Streets. Westcourt is a rental suburb, with 931 of its homes rented at the 2021 Census, and this page is for the landlord or agent managing one of them. Trisim is based in Parramatta Park, on Westcourt's north-eastern boundary, and the visit is the cut, the edges, the line trim and a blow down of the paths and driveway, the same day every fortnight. Somebody looks before a figure is given, so send the address through.

Behind that frontage are 1,639 occupied homes, and they do not sort into one kind: 37.5% are separate houses, 25.3% are semi-detached, row, terrace or townhouse dwellings against 10.0% across the Cairns council area, 37.2% are flats, and 24.2% of all of them have one bedroom. 56.8% are rented, against 35.0% for Cairns as a whole. 44.5% of households hold one person, and among the families, couples without children are the largest group. The median age is 41. So the first reader of this page is the property manager or landlord responsible for one of 931 tenanted homes, with the tenant as the person at the address, and the second is the owner-occupier of one of 614 detached houses or of a townhouse. Trisim's base suburb, Parramatta Park, shares roughly 0.8 km of boundary with Westcourt. Council's own register has the ground as a large dairy farm subdivided in 1886, a suburb that was nearly named Westgate, and streets named for five early Cairns mayors and the families who owned the land, which dates the subdivision and the street survey plans, not the houses.

Why Trisim

Why lawn mowing matters in Westcourt

Done right the first time.
Trina and Simon, Trisim Property Maintenance

Ground comes before grass here. Westcourt is generally described as flat, low-lying land, and that is background rather than a statement about any one yard. What Council has put in writing is more particular. Its Planning and Sustainability Committee agenda of 14 November 2012, an investigation into flooding in Mooroobool, Westcourt and Bungalow, records a history of flooding in the Moody Creek catchment with events in January 2009 and March 2012, and states that the creek's channel cannot carry a 1 in 10 year flow through to Trinity Inlet without bank overflows, which occur in the area of Dillon, Tills and McCoombe Streets and below Mulgrave Road. A petition from Westcourt and Bungalow properties followed the March 2012 flood, and the committee asked Council to note that works to completely eliminate flooding in the catchment were not practically or financially viable. None of that says a particular street floods today; it says the suburb sits on a catchment floor that Council has studied, dated and written down.

Inside the grid, Council's register lists seven parks, and one of them, Dalton Shed Park on Dalton Street, is registered as a drainage reserve rather than a playing field. Then there is the rain. At Cairns Aero, the Bureau's station at the airport rather than in the suburb, January averages 404.8mm, February 437.5mm and March 422.1mm, with rain on roughly sixteen days in each of those months. For a mower the meaning is drainage, not disaster: the small yards along the creek line are the ones that tend to stay soft and grow hard through those three months, and they are the ones a skipped fortnight punishes.

No school stands inside the suburb boundary, and fewer than half of its households are family households. The addresses that need a mower are townhouse strips, duplex frontages and house yards, and more than half of Westcourt's homes belong to somebody who does not live there. For that owner or agent the useful thing is a definition of the service rather than a description: one visit with four named parts, mulch mowed, so the clippings are cut fine and returned to the root zone rather than removed. Cazalys Stadium and DFO Cairns stand on the Mulgrave Road frontage, and the work this page is about runs from that frontage back through the grid behind them.

What is involved

How we look after your place

A frontage on the road Council calls the main road into Cairns

In Council's own words, the main road into Cairns passes through Westcourt as Mulgrave Road, and along it Council lists shops, gyms, churches, services, dining outlets, cafes and medical centres. Behind it, for context, the homes are split almost evenly between houses, townhouses and flats.

A frontage on that road faces out, not in. Its grass is often the narrow part and its concrete the wide part, so what shows is a clean edge and a clear driveway more than the cut. Miss a fortnight out the back and the household notices; miss one on Mulgrave Road and the road does.

The two parts of the visit that carry a frontage, the edges and the blow down of the paths and driveway, are named parts of every standard visit, not extras. A frontage shared by a whole block of flats is a different question; ask us about that one.

Based in the next suburb over: what that does and does not mean

Trisim is based in Parramatta Park, and on the Queensland Government's locality layer Parramatta Park is one of four localities adjoining Westcourt, with Manunda, Mooroobool and Bungalow the other three. The shared line is the north-eastern one, roughly 0.8 km along Fearnley Street and a drain, and it is the shortest of the four.

Cairns residents who ask publicly for a mower ask by suburb, a question about where the contractor comes from as much as about the work; the two doubts Trisim's own promise is written to answer are surprise pricing and a mower who stops turning up. A boundary answers where the contractor comes from, and nothing else.

So the boundary is stated as a boundary, and nothing is promised on the strength of it. What is promised at a Westcourt address is what is promised at every address Trisim works: the same day every fortnight.

The streets Council's own record names along Moody Creek

Council's investigation of 14 November 2012 records that Moody Creek's channel overflows its banks in the area of Dillon, Tills and McCoombe Streets and below Mulgrave Road, and that below Alfred Street breakouts occur through Westcourt and Bungalow. Dalton Shed Park on Dalton Street is on Council's register as a drainage reserve. At Cairns Aero, January, February and March each average more than 400mm, with rain on roughly sixteen days in each.

Grass along a creek line sits on ground that is generally the last in a suburb to dry after summer rain, and through three months above 400mm that is grass that outgrows a fortnight. Anything left in a gutter on those streets is sitting on the line Council's record says the water takes. None of that is a statement about any address today; it is Council's dated record of where the water has gone, and the reason a mowing day on those streets is worth keeping.

Trisim's mowing is mulch mowing: the clippings are cut fine and returned to the root zone rather than raked to the kerb, so nothing goes in the gutter and the soil holds its moisture better. The blow down of the paths and driveway is part of every visit, so the concrete is left clear as well.

Choosing a mower off a recommendation thread

Cairns residents ask publicly for mowing and gardening recommendations by suburb, and the two objections Trisim's own marketing answers, surprise pricing and a mower who stops turning up, are the ones a name in a thread cannot settle. There are no review quotes on this page; the job photos Trisim publishes are its own, from across Cairns rather than Westcourt.

For an agent adding a contractor to a rent roll, or for the householder who lives alone, as 44.5% of Westcourt households do, and will not be home when the crew arrives, a name from a thread is a start rather than a check. What can be checked is who the business is and what it has said in writing it will do.

Trisim has operated since 2021 under an ABN that can be checked, holds public liability insurance and sends a police-checked crew. What it has said in writing is set out in full on this page, and it is a line an agent can hold it to. Both are on the record, which is more than a thread gives you.

In detail

The work that keeps a Cairns property looking its best

Fortnightly Lawn Mowing

Mowing on a standing fortnightly round: the cut, the edges, the line trim and a blow down of the paths and driveway.

Westcourt's homes are split almost evenly between houses, townhouses and flats, so the lawn behind a booking here can be a strip along a building rather than a yard around a house. Either way the clippings are cut fine and returned to the root zone, not carted off.

Green Waste Removal

Prunings, clearing waste and cuttings that have to leave the property.

Cairns Regional Council sits inside the electric ant biosecurity zone, where moving garden waste, mulch, turf or soil off a property needs a biosecurity instrument permit, for private individuals and commercial operators alike, and moving a carrier to a waste facility that accepts electric ant carriers does not need one. Mulch mowing keeps the clippings on the lawn in the first place, which suits a townhouse strip with little room for a pile.

Garden Mulching

Garden beds mulched from four supply options.

Trisim supplies Aussie Bush, made from recycled green waste, Premium Red Cypress, which repels termites, Tea Tree, which is seasonal, and Caribbean Pine Bark, which breaks down slowly and blocks weeds. In Westcourt, where 24.2% of dwellings have one bedroom and 36.9% have two, the beds can be most of the garden, and they are the part a fortnightly mow does not touch.

High Pressure Cleaning

Driveways, paths and concrete surfaces cleaned back.

Pressure washing driveways and concrete surfaces, and concrete edging, are jobs Trisim posts on its own channels; those posts are business-wide, not Westcourt work. On a duplex or townhouse frontage that is often more concrete than lawn, it is the part of the property the fortnightly mow leaves as it found it.

Local, insured, reliable

A Cairns team you can trust with the keys

In place of reviews, here is what can be looked up. The ABN is 24 306 689 336, and it belongs to a veteran-owned family business that Trina and Simon have run since 2021 with a team of five to ten, insured for public liability and police-checked. Its published promise runs to three lines: the same day every fortnight, the work guaranteed, and nothing done that was not quoted, so there are no surprises. That guarantee is not the only one in play: the Australian Consumer Law also requires a service to be carried out with due care and skill, fit for any purpose the customer has made known, and supplied within a reasonable time, the weather being one thing that decides what is reasonable.

Common questions from Cairns residents

Not yours and not ours where it is council land. Council's 2012 investigation names bank overflows in the area of Dillon, Tills and McCoombe Streets and below Mulgrave Road, and Dalton Shed Park on Dalton Street is a registered drainage reserve. Under Part 7 of Local Law No. 11, clearing or damaging vegetation in a local government controlled area needs a permit. If the far bank is Council's, the figure Trisim gives stops at your property line; overgrowth past that line is for Trisim to report to Council, not to mow. Where your own side drops to the channel as a bank, that bank is hand-trimmed rather than left.

The visit is on the same day every fortnight, and each one is the cut, the edges, the line trim and a blow down of the paths and driveway. You book it and the tenant is told the day, which does not move, so that is one message rather than a fortnightly one. The crew comes insured for public liability and police-checked. With 931 of Westcourt's occupied homes rented, booking from elsewhere is the ordinary case here.

Ask us about a Bungalow address; nothing on this page should be read as covering one. Council's street register lists seven streets to both suburbs, Brown, McCoombe, Lyons, Buchan, Aumuller, Hannam and Dalton Streets, and the boundary between them runs along Mulgrave Road, with Bungalow on the south-eastern side. A Westcourt address on any of those streets is what this page is about. For the Bungalow end, the street name settles nothing, so ask before assuming.

Yes, both, on the one visit. Edging cuts the grass to a clean line where it meets the driveway and the path, and the blow down clears the clippings off that concrete, so the frontage is left with a straight edge and the driveway blown clear. Council describes Mulgrave Road as the main road into Cairns, with shops, gyms, cafes and medical centres along it, and on a duplex frontage there those two steps are the ones that show.
