Lawn Mowing in Mooroobool

The cut, the edges, the line trim and a blow down of the paths and driveway, on the same day every fortnight, for Mooroobool's house yards and townhouse yards.

In inner Cairns, Mooroobool is the suburb of the three-bedroom house with a lawn around it, and the household that owns it often has nobody spare to cut it. Trisim keeps that lawn on the same day every fortnight, and each visit is the cut, the edges, the line trim and a blow down of the paths and driveway. Only the work that was quoted is done, so the bill matches what was agreed. Trisim covers the whole suburb, from the streets around Balaclava State School on Mulgrave Road to where Lake Morris Road climbs out of the north-western edge toward Copperlode Falls Dam. Send the address through or call 0488 622 205 and we will set a day.

Mooroobool's 2,565 occupied private dwellings sort the way that observation says: 77.1% are separate houses against 72.9% across the Cairns council area, and 43.5% have three bedrooms against 35.6%. The second kind of home here is a townhouse rather than a flat: 15.8% of dwellings are semi-detached, row, terrace or townhouse homes against 10.0% for Cairns, while flats are 7.0% against 15.7%. So the job in this suburb is a house yard first and a townhouse yard second, and the same fortnightly visit fits both.

Why Trisim

Why lawn mowing matters in Mooroobool

Done right the first time.
Trina and Simon, Trisim Property Maintenance

The households behind those lawns shape the offer. Mooroobool's median age is 41 against 39 for the Cairns council area, every five-year age band from 50 to 64 sits above the Queensland share, and 22.9% of its families are one-parent families against 19.8% for Cairns. Tenure is in line with Cairns, 32.3% of occupied homes rented against 35.0%, tilted toward outright owners at 30.8% against 26.4%. Read together, that is an established household in a home it owns and, more often than the Cairns average, one without a spare adult for the yard. Asked in public what they want from a mower, Cairns residents name a price that holds and someone who keeps turning up.

Two landmarks fix the suburb on the map, and its name points past both. At the flat Mulgrave Road end, Balaclava State School, an Early Childhood to Year 6 campus at 418 Mulgrave Road, sits on the boundary with Earlville. At the north-western edge, Lake Morris Road climbs out of the suburb toward Copperlode Falls Dam, a road Council can close at short notice after heavy weather. Council's register gives the name as an Aboriginal word for meeting of the waters, after Mooroobool Peak near Copperlode, and lists the streets between: the Forum Estate on a Roman theme, a second estate named for flowers, and the closes named for the Koppen family, who subdivided that land. Ah-Ching Park remembers Jimmy Ah Ching, who grew rice at the Fairview Estate from 1885, and Lomax Street and Trappes Court remember the wartime House on the Hill.

Between those landmarks the street plans were surveyed in stages, from Koch Street in the 1950s to Azalea Court in the 1980s, dates that register the plans, not the houses, so a round here crosses streets laid out a generation apart. Most of the suburb sits on the flat, rising only on its north-western edge toward Lake Morris Road and the Lamb Range.

What Trisim brings to that is deliberately narrow: the same day every fortnight, the work guaranteed, and only the work that was quoted. Every visit is the cut, the edges, the line trim and a blow down of the paths and driveway. Trisim specialises in mulch mowing, clippings cut fine and returned to the root zone: nothing to cart, a free natural fertiliser, and moisture held in the soil through a dry season of under 35mm a month at Cairns Aero from July to September. On a house yard or a townhouse yard, in the Forum Estate or on Carnation Drive, that is the whole of the offer.

What is involved

How we look after your place

01

A three-bedroom house yard, kept on the same day every fortnight

The three-bedroom separate house is Mooroobool's modal home, a bigger share of the suburb than of the Cairns council area, and the people in it are an established crowd: a median age two years above the Cairns figure, the 50 to 64 age bands above the Queensland share, and nearly one family in four a one-parent family, above the Cairns share.

A separate house usually has lawn on more than one side of it, and in a household with nobody spare that lawn is the job that waits for a free weekend, which a Cairns wet season with three months above 400mm does not hand out.

The offer is a fixed, named day every fortnight: Trisim turns up on it, guarantees the work, and does only what was quoted. Those are the two things Cairns residents say they want from a mower, a price that does not move and a visit that happens.

The paths and driveway blown down at the end of every cut

A standard Trisim visit is the cut, the edges, the line trim and a blow down of the paths and driveway. In a suburb where three occupied homes in four are separate houses, a lawn generally meets its own driveway and a kerb frontage, and clippings left across either are the part of the job the street sees.

The blow down is what separates a finished yard from a cut one, and it is the part most easily dropped when a round runs late, unless it is written into the visit rather than treated as an extra.

It is written in. The edges, the line trim and the blow down sit inside every standard visit, and only quoted work is done, so the finish on the tenth fortnight is the one you saw on the first.

The streets around the park Council calls a flood plain

In the middle of the estate named for flowers, Council keeps the Irene Street Flood Plain as parkland and runs Mooroobool's only registered dog off-leash area on it, on Carnation Drive, listed as not fenced. Council's flooding page records that Cairns gets flash flooding every year and that it can be localised, affecting some suburbs while others stay dry, and the 1999 Geoscience Australia assessment describes the inner suburbs' stormwater flooding as short, from intense rain over a matter of hours.

What the yards around that park share with every other yard in Mooroobool is the rain: January, February and March each average more than 400mm at Cairns Aero, with rain roughly every second day, and that is a growth rate a free weekend does not keep up with.

The answer is a fixed visit day rather than a call once the grass has got away, and mulch mowing, which cuts the clippings fine and returns them to the root zone so there is no wet pile to cart off in the rain.

Where Mooroobool starts to climb toward Lake Morris Road

On the north-western edge the suburb rises toward Lake Morris Road, the former forestry road that climbs out of Mooroobool to Copperlode Falls Dam and the Lake Morris catchment, and one Council can close at short notice after heavy weather. Geoscience Australia's 1999 assessment of Cairns treats part of Mooroobool as hill-slope ground, the kind Cairns builds on with drainage and retaining walls.

Drainage and retaining walls mean a yard in levels rather than one run of lawn, and the levels, not the grass, are what make it a different job from the flat streets below.

Trisim works graded and terraced blocks, including hand-trimming batters and embankments, rather than declining them. The rest of the visit does not change with the gradient: the cut, the edges, the line trim and the blow down, on the same day every fortnight.

In detail

The work that keeps a Cairns property looking its best

01

Fortnightly Lawn Mowing

Mowing on a fixed fortnightly day, with the edging, line trimming and blow down included in the visit.

The typical Mooroobool home is a three-bedroom separate house, so the visit here is built for that yard: the same day every fortnight, the cut, the edges, the line trim and the blow down, and Trisim specialises in mulch mowing, so the clippings go back into the lawn rather than into a pile.

02

Green Waste Removal

Prunings, clearing waste and cut growth that cannot stay on the property.

Mooroobool sits inside the electric ant biosecurity zone that covers the Cairns council area, where moving garden waste, garden mulch, turf or soil off a property needs a biosecurity instrument permit unless it is going to a waste facility that accepts electric ant carriers, and that rule binds householders and commercial operators alike. The routine mowing round is mulch mowed, so the clippings stay on the lawn and the round itself leaves nothing to cart.

03

Garden Mulching

Garden beds mulched with a supplied product, in four options.

Four supplied types: Aussie Bush, made from recycled green waste; Premium Red Cypress, which repels termites; Tea Tree, which is seasonal; and Caribbean Pine Bark, which breaks down slowly and blocks weeds. Mooroobool's tenure tilts to outright owners, 30.8% against 26.4% across Cairns, so the garden beds here are more often the resident's own to keep, and mulching them is the job a fortnightly mow does not touch.

High Pressure Cleaning

Driveways, paths and concrete washed back.

Pressure washing driveways and concrete surfaces is work Trisim posts on its own channels; those posts are business-wide rather than Mooroobool jobs. In a suburb of separate houses whose driveway and paths are already blown down at the end of every mow, a wash-back is the next step up when the concrete itself needs it.

Local, insured, reliable

A Cairns team you can trust with the keys

There are no published customer reviews for Trisim, so what follows is what can be checked: Trisim Property Maintenance is a veteran-owned family business run by Trina and Simon with a team of five to ten, operating since 2021 under ABN 24 306 689 336, covered by public liability insurance and with a police-checked team. The quote is free, and somebody attends the property to produce it rather than pricing the job over the phone. The promise is short: the same day every fortnight, the work guaranteed, and only the work that was quoted. Behind it sit the consumer guarantees that apply to any service in Australia, acceptable care and skill, fitness for a stated purpose, and supply within a reasonable time. The harder end of the work is posted on the business's own channels, including a lawn and grass clearing that took eight hours and filled many tarp loads; those posts are business-wide, not Mooroobool jobs.

Common questions from Cairns residents

No. Council registers the Irene Street Flood Plain as parkland and lists the off-leash area on it, on Carnation Drive, as Mooroobool's only one, not fenced. That is local government controlled land, where under Part 7 of Local Law No. 11 clearing or damaging vegetation needs a permit. Where a yard backs onto that park, the quoted work ends at the property line, and long grass on the park side is something Trisim reports to Council and does not mow; what Council does with that report, and how soon, is not ours to promise.

Two different jobs. Mulch mowing is what Trisim does to the lawn: clippings cut fine and returned to the root zone as a free natural fertiliser that helps the soil hold moisture, with no clipping removal cost. It does nothing for the beds, because the clippings stay on the grass. Bed mulching uses a supplied product, and Trisim carries four: Aussie Bush from recycled green waste, termite-repelling Premium Red Cypress, seasonal Tea Tree, and slow-breakdown, weed-blocking Caribbean Pine Bark. Ask for the beds when you book the round.

Yes, the whole suburb. The Forum Estate's Roman-themed streets, Augustus Street through to Pomona Avenue, the estate named for flowers, Azalea Court through to Violet Street, and the closes named for the Koppen family are all in Council's register for Mooroobool, and all on the round. So are the streets at the Mulgrave Road end around Balaclava State School, the Early Childhood to Year 6 campus on the boundary with Earlville. Wherever in the suburb the house is, the visit lands on the same day every fortnight.

Three things, and you can check each of them yourself. First, the visit has named parts, the cut, the edges, the line trim and the blow down of paths and driveway, so you can see whether each was done. Second, only quoted work is done, so the bill matches what was agreed. Third, Trisim's promise to guarantee the work sits on the Australian Consumer Law, which requires a service to be carried out with acceptable care and skill, fit for any stated purpose and supplied within a reasonable time. One limit: common property that belongs to a body corporate is a different question, so ask us before booking.

Since 2021. Trisim is a veteran-owned family business run by Trina and Simon with a team of five to ten, trading under ABN 24 306 689 336, covered by public liability insurance and with a police-checked team, and that team is who turns up. There are no published customer reviews to point you to, so those are the checkable facts rather than a testimonial. The promise the business puts its name to is the same day every fortnight, the work guaranteed, and only quoted work done.

Need lawn mowing in Mooroobool?

If the house is one of Mooroobool's three-bedroom houses, or one of the townhouses on the strip, the offer is the same: the same day every fortnight, the cut, the edges, the line trim and a blow down of the paths and driveway, and only the work that was quoted. That holds from the streets around Balaclava State School to where the suburb starts to climb toward Lake Morris Road. About a third of Mooroobool's homes are rented, in line with Cairns, and the same visit suits an agent or owner looking after one of them. Call Trisim on 0488 622 205 or send the address through the form, and we will be in touch to set the day.
