Owners come first on this page because the Census says they should. At the 2021 Census, 92.4% of Caravonica's occupied private dwellings were separate houses, against 72.9% across the Cairns council area, and none were flats or apartments. Only 18.1% were rented, against 35.0% for Cairns, while 34.3% were owned outright and 44.5% were owned with a mortgage. The houses are family-sized: 43.9% had three bedrooms and 38.0% had four or more. Council's register dates most of the suburb's street plans to the 1980s, Amarina Close in 1985 and Baway Close in 1989 among them, and those are the dates of the plans, not of the houses on them.

Housing in Caravonica is close to uniform by Cairns standards: nine occupied homes in ten are separate houses, there are no flats, and fewer than one in five is rented. In most cases, then, the yard belongs to the household behind it, and the person who judges how it looks is the person who lives there. Council's street register adds the timeline. Melinga Close was surveyed in September 1985 for Mulgrave Shire Council and Thiess Watkins, and Willandra Court in May 1986, dates that belong to the street plans and not to the houses later built on them.

Lot size is background here, not the selling point. By this page's own calculation from the Queensland Government cadastre, many freehold lots in the locality fall somewhere around 700 to 1,000 square metres, a figure that includes the house itself and is neither an official block size nor a guide to any single property. Lots of that order hold a full family yard rather than a courtyard strip. Even so, what a passer-by takes in is the finish: where the lawn meets the path, the strip along the fence, and whether clippings are lying on the drive. Those three are named parts of the standard visit, not extras.

The surroundings shape the rest. Council's Choose Cairns site names Caravonica, with Redlynch and Kamerunga, among Cairns's western rainforest suburbs, and national park and World Heritage rainforest sit inside the locality's own boundary. Paths and driveways in a setting like that can gather leaf between visits, which is why the visit ends with a blow down of the paths and driveway after the cut, the edges and the line trim.

Council's register records most dated Caravonica street plans from the 1980s, among them Melinga Close surveyed in 1985 and Baway Close in 1989, with Yurongi Street's plans approved in 1973 and Aroona Street's survey plan registered in 2000; these are plan dates, not the ages of houses or gardens. Where a yard has trees or garden beds that have crept toward the lawn, the mowing line has to work around them.

Where a bed or a root runs into the mowing line, it is the hand-finished edge and trim that decide whether an established yard reads as kept or as let go.
